Strategic Land

Greyfriars Investments Land is a prime example of the impact of a patient capital strategy and has the potential to drive significant investor upside.

Delivering this upside requires expertise and patience. Greyfriars have a deep well of experience of assessing land opportunities and ensuring both that the strategy being pursued balances risk, timing and reward and the teams deployed to deliver it are best able to deliver on that promise.

Key Highlights

South East England
  • A strategic operational site in the South East was acquired opportunistically in 2013, with the intention of utilising in-house expertise to stabilise the existing loss making operation, releasing significant latent value from surplus land.
  • Our strategy adapted to circumstances. Experienced regeneration partners were identified and brought in as joint venture partners to drive shareholder value by implementing a residential-led planning strategy.
  • Our strategy delivered an uplift in excess of 10x investment, via an opportunistic sale of the freehold in 2019.
North of England
  • We identified a strategically located 270 acre brownfield site in North Yorkshire as being able to drive significant long term investor value due to location quality, and underlying demographics.
  • The site was bought from administrators with an extant planning permission to develop a hotel and associated leisure infrastructure.
  • Early promotion to develop the site as new settlement comprising of 2,750 houses, schools and associated commercial and retail, was encouraged as part of the local development plan process.
  • After losing narrowly to a competing location, we continue to work with local stakeholders to advance new development proposals to realise the site’s inherent potential.
Central Scotland
  • Nine major projects, spread across Scotland’s central belt, are progressing through the planning system.
  • These projects represent a mix of directly owned land and projects which, in conjunction with our partners, are promoting the land for its owner.
  • Each project is located in areas of critical housing need and sustainable residential demand.
  • Collectively they have the potential to deliver in excess of 6,000 homes over the next 10 years, alongside the development of commercial space and new community infrastructure; supporting local economic growth and jobs.
